Every figure in the report traces back to a source you could check. Here is what feeds each part, so you can weigh how much to trust it.
The AVM market value estimate and the comparable sales come from RentCast, an address-level property-data and valuation service covering US residential property. It provides the estimated value, value range, property characteristics, and recent nearby sales that make up the evidence in the report.
The assessed (taxable) value and the local tax rate come from county assessor and tax authority records, sourced from public property data where it is available for the address. These are the figures your actual bill is built on.
Addresses are matched to a specific property using standard geocoding, so the report describes your home and not a neighbor's or a ZIP-level average.
If you spot a figure in your report that does not match your own records, reply to your confirmation email. We would rather correct a report than have you file an appeal on a bad number.
