Every figure in the report traces back to a source you could check. Here is what feeds each part, so you can weigh how much to trust it.

How to read a source. The market value estimate is a model, not an appraisal, so treat it as a strong signal rather than a verdict. Assessed values and rates are the real, published figures. When the two disagree by a wide margin, that gap is what makes an appeal worth considering, and the comps are there so you can check the estimate against real sales yourself.

If you spot a figure in your report that does not match your own records, reply to your confirmation email. We would rather correct a report than have you file an appeal on a bad number.
